How do I contact the Association’s Management Company?

Pioneer Real Estate Services is the association management team. The mailing address is 611 S. Congress, Suite 510, Austin, Texas, 78704.

How do I sign up for weekly emails also known as The Belterra Blast?

You can log onto www.belterracommunity.com and create a user name and password, which are known only to you and the system administrator. The Belterra Blast is sent weekly with information about upcoming events in and around Belterra, Dripping Springs and Austin, and contains reminders, and general information related to our community. Your email address is protected within the system and outside parties do not have access to private information.

 

If you do not have a computer, contact Lisa Hadley at the Rec Center to pick up a hard copy.

I am leasing my property, what do I need to provide to the HOA?

You will need to provide the HOA with a copy of the lease, contact information for you (alternate address), contact information for the tenants and contact information for your property management company. The owner of the property is responsible for the upkeep of their property at all times. All correspondence from Pioneer Real Estate Services will be directed to the owner, not the tenant.

How do I get my Rec Center fobs and Pool Complex access fobs?

You may obtain your access tags from the on-site office or Pioneer Real Estate Service’s main office. Be sure to bring your driver’s license. If you are leasing, you will need to bring your signed lease agreement as well. You must be 18 years of age or older to pick up an access fob. There is a $20.00 replacement fee for any lost or stolen access fob. Please make your check payable to Belterra HOA.

What are the hours of the Rec Center?

The Rec Center facility opens at 5 am and closes at 10:30 pm each day.

What are the office hours of the Rec Center?
  • Monday – 8:30am to 12:30pm
  • Tuesday - 8:30am to 12:30pm
  • Wednesday - 10am to 6pm
  • Thursday - 8:30am to 12:30pm
  • Friday - 8:30am to 12:30pm
Can I reserve the Activity Room at the Rec Center?

Yes, the Activity Room in the Rec Center can be reserved for your special event if you are a member in good standing. Contact Lisa Hadley at the on-site office for details.

 

To have a pool party (during pool season only), you will need to fill out a Pool Party Request form found under the Restrictions & Form tab or you can speak with the lifeguard manager on duty at the pool. Pool party requests must be made and confirmed by Clearwater Management Company only.

Who should I call if I would like to post flyers in the bulletin boards at the mail kiosks?

Please contact the onsite manager at the on-site office for approval of any flyer to be posted.

Who should I call regarding greenbelt maintenance?

Severn Trent maintains the greenbelts of Belterra. Contact Severn Trent at 512-246-0498 or email Kristi Hester at khester@stes.com

My lock is broken on my mailbox or I lost my mailbox key. What do I do?

It is the owner’s responsibility to have the lock repaired or rekeyed, if needed. You may contact All Star Lock & Key at 512-323-5135 to have your mailbox rekeyed. 

 

If you notice anyone vandalizing the mailboxes, immediately call the Hays County Sheriff’s Office at 512-393-7896.

Who should I call regarding a stray animal in the neighborhood?

Call the Hays County Sheriff’s Office of Animal Control at 512-393-7896.

There is a deceased animal on the roadway. Who should I call?

Call the Hays County Road Department at 512-393-7385. If the animal is in a greenbelt area, call Severn Trent at 512-246-0498 or email Kristi Hester at khester@stes.com

How do I submit a complaint/report a violation about a neighbor?

All complaints/violation reports must be submitted in writing (either by standard mail or via email) to Judy Phelps at judy@pioneeraustin.com or faxed to Pioneer Real Estate Services at 512-443-3757. Forms for reporting violations can be found on Belterra’s community website at www.belterracommunity.com under the Restrictions & Forms tab.

 

Please be sure to include the address of the home in violation, a detailed description of the violation and your contact information. Please note whether you want Pioneer Real Estate Services to contact you.

When are my association dues to be remitted?

The association dues are to be remitted quarterly – January 1st, April 1st, July 1st and October 1st. A late fee of $15.00 will be assessed to any owner who has not paid by the due date and your Rec Center access fobs will be deactivated until your account is made current.

What is the process for getting improvements to my property approved?

All exterior improvements must be submitted in writing and approved prior to commencement of construction. You must submit a completed Architectural Modification request form (located on Belterra’s community website), drawing or picture of planned improvement and plot plan of your lot indicating the location of the improvement. The HOA has 30 days to approve or deny your request.

What are my association dues used for?
The Homeowners Association dues are used for the upkeep of the HOA including, but not limited to, liability insurance, landscaping, Rec Center maintenance, lifeguards, management fees and funding of neighborhood events (Easter Egg Hunt, 4th of July pool party, Holiday party, Neighborhood Watch meetings, etc.).
