Paying Your Quarterly Assessments
At CCMC, we are constantly striving to provide important services to you. We are continuing to make available direct debit, electronic checks, and credit card options for ease in payment of assessments.  Whichever method you choose, be very certain that your account number is included so that a proper application of your payment can be made.  

Payment options include credit/debit card, regular check, E-check, direct debit (ACH), and bill pay. For online credit/debit card payments, go to and navigate to E-Pay. ACH forms are available in the office or on the Belterra Community website (forms/financials). 2022 Assessments at Belterra are $137.50 billed quarterly (January, April, July, October).

Electronic Checks & Credit Card Payments:
To use either of these two services, please visit our website at On the CCMC Home Page, please select the tab titled "Homeowners," "Pay Online," and follow the instructions. From there, you will be linked to the Smart street processing service center. 

SmartStreet Direct Link: 
There is a $14.95 processing fee per credit card transaction; this fee is paid to SmartStreet for card handling. Please note there is no charge for electronic check transactions. Visa, Master Card, American Express, and Discover will be accepted. Recurring credit card payments with Smart street are valid for one year or when your credit card expires, whichever is sooner. At that time, it will be necessary for you to renew your payment with Smart street. If you have recurring payments with Smart street and your assessment has changed, it will be necessary to update your payment information with Smart street. If you wish to make any changes to your account with Smart street, you may access it through our website. CCMC and Smart street are not related companies. To comply with privacy laws, we do not share personal information.

Direct Debits:
We continue to make the direct-debit payment option available at no charge.  If you are set up for direct debit and your assessment rate changes, the new amount will automatically be deducted. Please contact your on-site Community Manager for direct debit authorization forms or visit
Bill-Payment Services:
If you are using a bill-payment service, please review your account number and remittance address.  Many bill-payment services remit electronically, and the correct account number is essential for proper posting. If your assessment rate changes in the future, you must also update your bill-payment processor. The remittance address for your mailed payments is:
