Assessments & Resident Portal

On July 17, 2023, we announced that CCMC identified the need for a more efficient and technologically advanced banking partner. As a result, our bank lockbox provider has changed from Pacific Western Bank (PWB) to Alliance Association Bank (AAB), effective July 2023. AAB provides services to over 35,000 community associations and over 1,000 management companies. We are confident that this change will result in faster and more efficient processing of assessment payments.
 

This email spurred a few questions that we would like to help answer. Below are the various payment options and what you need to do as a result of this change, including additional information and more details.
 
 
Resident Web Portal
Log in to vmsweb.ccmcnet.com using your account number and password and navigate to E-Pay. If you do not remember your password, click "Forgot Password" to reset your password. Click here for instructions on how to navigate the resident web portal. Once logged into the portal, you can view your account, sign up for ACH direct debit, access the one-time payment link to Alliance Association Bank (the Association's bank), update your contact information, change your mailing address, and more.

Paying by Check
If you mail in a check using your coupon book/statement, please make sure to include your payment coupon with your check in the provided windowed envelope to make sure your payment is accurately processed to your account. If you are paying for multiple properties, please send a separate coupon and check for each property to ensure timely and accurate posting to the accounts.
 
The new payment remittance address will be printed on your statement, and for those of you in Wellington and Cove, you should receive a new coupon book before the next payment is due; however, the new payment remittance address is listed below as well.
 
If you drop a check off with the Team at the Rec Center, you do not need to do anything differently.

ACH Direct Debit
If you previously authorized CCMC to ACH/auto-draft/direct debit your assessment payments from your chosen bank account, you don't need to do anything right now. AAB should have contacted you via email, asking for payment authorization. If you have not heard from AAB, please reach out to us at 512-301-7770 or belterratx@ccmcnet.com.
 
Moving forward, this option is being combined with the recurring e-check payment option outlined at the bottom of this email to avoid confusion.
 
Personal Bank Bill-Payment Services
If you use your personal bank's bill pay service to pay your assessments, you will need to delete the existing payment profile within your bank's bill pay service and create a new payment profile using the new payment remittance address:

In the memo line/account number, please use the following:

Online Payment Options 
(recurring and one-time payments)
 
As with PWB, you have the option to pay your assessments online via AAB with a debit/credit card or e-check or set up a recurring payment with an e-check.
 

If you had previously set up recurring payments with PWB, you will need to cancel your PWB recurring payments and set up a recurring payment account with AAB.

  2. Log on to AAB and set up a new recurring payment at https://pay.allianceassociationbank.com/Home?cmcid=9D286DE8
 
When setting up the recurring payments with AAB, you will need the following information:
 

Management Company ID (6675) – Belterra's Association ID (549) – Your Six-Digit Property Account Number (for example: 6675 – 549 – 000000).
This information will also be outlined in your payment coupon/statement.

  • Recurring Electronic Check Payments – You may have your assessments automatically deducted from your checking account. This service is FREE.
 
  • One-Time Electronic Check Payments – Pay your assessment online one time only. This service is $2.95 per transaction.
 
  • One-Time Payment with Credit/Debit Cards – You may make a one-time payment with a credit or debit card. Credit Card service fee – 3.5%, Debit Card flat fee $5.00 charged by the bank.
